This beam flashing detail is often overlooked and having the he lather caulk around the beam and paper will fail pretty quick. Any connection that has a lot of contraction and expansion going on needs a closer look, simply caulking stucco to the beam will not prevent moisture from starting dry rot. By caulking to a properly installed metal flashing you can prevent some call backs.

Not to long ago we did a small warehouse (7000 sf) that had a little smoke damage.
The demo on jobs like this require major concern for safety and any wood member with 1/8″ or more char need replacement. Cracks me up how the demo crew always looks like they’ve been working in a coal mine at the end of the day.
Watch your step
My crew has re-framed many of these jobs over the years. Once the demo, sandblast, seal and paint is done its just another job. In Los Angeles, LADBS requires the old wall straps get replaced on these old masonry or brick buildings with some new shiny hardware (epoxy rods, HD’s, straps, blks, tecos). If anyone has any questions about fire damage work feel free to ask……

BTW, I dont use Xactimate for estimating the framing on fire damage jobs.

My job site trailer was in the parking lane on Burbank Blvd for this project, the rush hour traffic was crazy in the morning, a 26 unit in Sherman Oaks. The construction ran smoothly and on schedule thanks to a great team.

Considering all the time spent with Schaffel Development as a Superintendent/Project Manager and Director of Construction building condo projects, I thought I’d add some pictures of projects I was involved in.

This first Studio City condo project was a lot of fun doing, small enough to be easily managed (14 units), good plans, office support and subs. Construction was type 5, concrete deck above partial subterranean parking and typical construction of many similar multi- family buildings in this area.
